Two things separate a courtesy Ford from a demo: whether it was titled to us, and when the factory warranty starts. The two labels describe each Ford's role before it reached the public listings.
A courtesy Ford serves as a loaner for our service customers. Its factory warranty starts when we first put it into service, so some coverage time has already passed by the time it goes on sale. Before we can offer it to the public, the vehicle must spend at least 30 days in courtesy-loaner service and reach at least 1,000 miles.
A demo is a vehicle one of our managers drives as a perk. We can sell it at any point, although we normally release it to the public at around 6,000 miles. Its factory warranty starts when you take delivery. None of that coverage time has passed.

The better fit depends on how long you plan to keep the Ford. A courtesy Ford is probably better suited to a lease than a demo because of the warranty position. You do not keep a leased vehicle as long, so an earlier warranty start usually matters less. If you plan to keep it, the demo's untouched factory warranty is worth more.
